About the Property

Valley View Lodge is situated atop its own, private ridge, at the end of a long drive, within the wonderful, 300-acre Kelling Heath Holiday Park, with valley views to all sides, making it the perfect place to relax and do as little, or as much, as you want, whilst surrounded by the beauty of nature and an abundance of wildlife.

Despite its rustic exterior, the lodge’s interior is contemporary, luxurious and comfortable, with stunning views over woodland valleys through the many full-height windows which flood the rooms with light.  The colour scheme within the lodges’ rooms is designed to enhance feelings of relaxation, peace and calm and to blend in with the wonderful natural surroundings.

Briefly, the lodge comprises: entrance hall, spacious, open plan lounge, fitted kitchen and dining areas, large master bedroom with en-suite wet room and huge walk-in wardrobe, twin bedroom with built-in double wardrobe and family bathroom (bath with shower over).  It is fully double glazed and centrally heated for comfort, with additional wall-mounted, back-lit fire in the lounge area.  The kitchen and both bedrooms have Velux windows to watch the sky through, though, in the bedrooms, these have remotely-controlled blinds in case you want to shut the stars out!  There is unlimited wi-fi in case you cannot leave tech behind for a few days and the back-lit tv in the lounge has a built-in DVD player.

In the kitchen there is an integrated gas hob and electric fan oven, integrated dishwasher, washer/dryer and wine cooler, large fridge-freezer and all the usual appliances you would expect, including microwave, toaster, kettle, coffee maker, etc.  There is a set of cast iron cookware and saucepans if you decide to cook and plenty of crockery, cutlery/glassware & utensils, as well as kitchen gadgets to help with food prep.

The dining table seats 4 people comfortably, with a breakfast bar for 2 people right next to it.  The full-height window beside the dining area affords views over the valley to the north so it almost appears as if you are eating in the tree-tops, whilst the lounge area has two large, sumptuous sofas, one of which is a very comfortable sofa bed in case there are 6 guests in total.

In keeping with Kelling Heath’s renowned eco-credentials, we have researched meticulously to find fixtures and fittings for the lodge which are recycled, upcycled or recyclable, cruelty-free and sustainable, therefore ensuring your holiday at the lodge has minimum impact on the environment.  You will find very little plastic in the lodge other than that which has already been recycled or can be recycled at the end of its life.  (For more information on this and to see many more images of the lodge, please see our website at www.valleyviewlodge.co.uk).

The attention to detail in the lodge is amazing!  To mention just a few things: there’s a wide selection of wooden games to suit all ages; telescope* and binoculars, plus bird-watching log to record your sightings in; fully dimmable, energy-saving, flush ceiling lights in all rooms (those in the living areas are controllable in different zones); built-in, down-lit shelving in both bathrooms; infrared toilet flushing system in the family bathroom…the list goes on.  We will let you discover the rest!

* Kelling Heath Holiday Park has ‘Dark Sky Designation’ making it a hot spot for star-gazers.  It even has organised events when astronomers visit the Park and guide enthusiastic amateurs – see www.kellingheath.co.uk for further details.

In the site’s Village Square (5 minutes’ walk from the lodge) you will find a well-stocked shop selling many locally-sourced items and produce, the Fitness & Leisure Centre* (with indoor and outdoor swimming pools, spa pool, well-equipped gym, sauna and steam room), The Forge & Terrace bar and restaurant (great food and lovely, helpful staff), Pizza on the Square (restaurant and takeaway) and the Pavilion, home to live entertainments for all ages.  There is also a laundry, cycle hire centre and children’s playground, as well as various sporting activities such as tennis, table tennis and petanque. During the week there are various organised, nature or sports-related activities for children of differing ages and, across the Park, there are nature trails, trim tracks, fishing and conservation ponds (including bird hide) and walking/cycling trails for the whole family to enjoy.  Other events across the year on the Park include the various farmers’ and craft markets, the annual beer festival and ‘Winter in the Park.

*As guests at Valley View Lodge you will be able to use the Fitness & Leisure Centre facilities at a discount (2 for the price of 1), making a weekly pass for 2 cost just £2.21 each per day, or half that for children!  Single-day and 3-day ‘Flexi’ passes are also available.  See www.kellingheath.co.uk for rates.

Locally, there is also much to see and do if you want to go off-site, with plenty of ideas provided within the lodge for you to read about.  Weybourne beach is 1.3 miles from the lodge and the lovely town of Sheringham, with its beach, shopping streets and other amenities, is just over 3 miles east of the Park, and Cromer (famous for its crabs and lifeboats) a further 4 miles east of Sheringham.  Local events are numerous across the year, the first of 2019 being the Sheringham Scira Viking Festival, with events across school half-term week, culminating with a parade and ceremonial burning of a Viking longboat on the beach on 23rd February.  Please see www.visitnorthnorfolk.com and https://sheringhamtowncouncil.gov.uk/event/sheringham-viking-festival/ for more information.

If you want to go off-site and leave the car behind, a short walk to the edge of the Park takes you to a station platform of the Poppy Line steam railway where you can take the train to Sheringham and then return via the lovely town of Holt, with its abundance of quaint, independent shops.  That’s at least a day of your holiday sorted without any hassles finding car parking spaces!  (For golf enthusiasts, Sheringham has a lovely links course that should provide a decent challenge and some lovely views!)

If you choose to spend time at the lodge there are large decked areas to sit on and enjoy the woodland views and wildlife from, including a main deck which is south-facing: perfect for sunbathing and/or eating al-fresco.  (The decks have non-slip areas to make them safer to use when wet).  There are other garden areas that have been left mainly wild so that they draw the wildlife in, especially muntjac deer, rabbits and the abundance of squirrels that occupy the woods.  (Down on the Village Square you can also visit the red squirrels as the Park is a committed member of the Red Squirrel Breeding Programme that aims to help increase numbers of these endearing creatures in certain areas of the UK).  All planted bulbs and flowers in the lodge gardens are native woodland dwellers to complement the location.

Fabulous

Valley View Lodge is the most perfect setting to relax and unwind. The Lodge has everything provided to make you feel at home, lots of thought has gone in to sourcing natural elements which make the Lodge unique. The views are wonderful, and the park amenities are also a plus with Cromer and Sheringham just ‘around the corner’. We took the local steam train from Weybourne Station to Sheringham which was a treat. We will definitely be returning in the future.

Booking Terms & Conditions

BOOKING & HIRING CONDITIONS – VALLEY VIEW LODGE

These booking and hiring conditions (the “Conditions”) apply to all bookings made in respect of Valley View Lodge. The Conditions form part of a contract between the person making the booking (“You”/”Your”) and B. J. New/S. A. Reynolds (the owners of Valley View Lodge).  For the purposes of these Conditions: (i) the “Total Hire Charge” is the total cost of Your booking including the Booking Deposit; (ii) the “Booking Deposit” is the deposit payable under Paragraph 1(a) or 1(b) (or deemed to be paid under paragraph 1(e)); and (iii) the “Balance of the Total Hire Charge” is the amount by which the Total Hire Charge exceeds the Booking Deposit.

When making a booking, You guarantee that You have the authority to accept, and do accept, on behalf of Your party the terms of these Conditions.  Your contract with the owners of Valley View Lodge will exist as soon as the booking confirmation is issued.  This contract is made based upon the terms of these Conditions, which are governed by English law and You can bring legal proceedings in respect of them in the English courts.  If You live in Scotland You can bring proceedings in either the Scottish and English courts and if You live in Northern Ireland You can bring proceedings in either the Northern Irish or English courts.

  1. (a) No booking of Valley View Lodge will be accepted unless accompanied by a Booking Deposit of £75 per week or part week

(b) You may, if you wish, pay the Total Hire Charge at the time of Your booking (instead of paying only the Booking Deposit).  If you only pay the Booking Deposit at the time of Your booking, THE BALANCE OF THE TOTAL HIRE CHARGE MUST BE PAID AT LEAST 42 DAYS BEFORE THE COMMENCEMENT OF THE HIRE PERIOD. In the event that payment is not received by such date, You will be deemed to have cancelled Your booking at the commencement of the 42 day period referred to in this paragraph 1(b) and the provisions of paragraphs 3 and 4 will apply accordingly. Where a booking is made less than 42 days before the commencement of the hire period the booking will only be accepted if You pay the Total Hire Charge

(c) Where bookings are taken from residents outside of the United Kingdom, payments will only be accepted by recognised Credit/Debit Cards

(d) If You opt to pay the Total Hire Charge at the time of Your booking, You will be deemed to have paid the Booking Deposit calculated in accordance with paragraph 1(a)

  1. (a) The owners of Valley View Lodge reserve the right to refuse bookings made by larger parties or celebration parties which it believes may spoil the quiet enjoyment of Kelling Heath Holiday Park by other users or damage the reputation of Blue Sky Leisure (the owners of Kelling Heath Holiday Park)

(b) Where bookings are accepted from parties under the age of 25, a security deposit of £100 per person is required (£400 minimum even if Valley View Lodge is occupied by fewer than four people). At the end of the hire period, the security deposit will be used to meet the cost of repair or replacement for any breakages or other damage or additional cleaning (if any) in accordance with paragraphs 11 and 14(a) below. If the cost of repair or replacement for any breakages or other damage or additional cleaning is less than the security deposit, the balance will be refunded to You. If the cost of repair or replacement for any breakages or other damage or additional cleaning is greater than the security deposit, You will be required to pay the excess to the owners of Valley View Lodge

  1. In the event that You cancel Your booking (whether before, on or after the commencement of the 42 day period referred to in paragraph 1(b)), the Booking Deposit will not be refunded to You but will be used to meet the expenses incurred in trying to re-let Valley View Lodge.  Notice of cancellation must be sent in writing to B. J. New, 2 Buckland Close, Peterborough PE3 9UQ (You are advised to use registered or recorded delivery)
  2. In the event that You cancel Your booking under paragraph 3 above and Your booking is cancelled on or after the commencement of the 42 day period referred to in paragraph 1(b) (or if You are deemed to have cancelled Your booking in accordance with paragraph 1(b)), You will be required to pay a percentage of the Balance of the Total Hire Charge in respect of the original booking period.  The percentage of the Balance of the Total Hire Charge payable on cancellation is as follows:

If You have already paid the Balance of the Total Hire Charge in accordance with paragraph 1(b) or have paid the whole of the Total Hire Charge at the time of Your booking, the owners of Valley View Lodge will refund to You the percentage of the Balance of the Total Hire Charge not payable by You under the terms of the above table

  1. In the event that You cancel Your booking under paragraph 3 above and Your booking is cancelled before the commencement of the 42 day period referred to in paragraph 1(c), You will not be required to pay the Balance of the Total Hire Charge.  If You have already paid the Balance of the Total Hire Charge in accordance with paragraph 1(b) or have paid the whole of the Total Hire Charge at the time of Your booking, the owners of Valley View Lodge will refund to You the Balance of the Total Hire Charge
  2. Subject to paragraph 7 below, in the event that You cancel any booking as a result of death or serious illness of a member of Your party as detailed on the booking form, or the redundancy of You or Your spouse or partner, and where suitable evidence is produced (e.g. letter or certificate), You shall not be required to pay the Balance of the Total Hire Charge.  If You have already paid the Balance of the Total Hire Charge in accordance with paragraph 1(c) or have paid the whole of the Total Hire Charge at the time of Your booking, the owners of Valley View Lodge will refund to You the Balance of the Total Hire Charge.  The Booking Deposit shall not, however, be refundable in these circumstances
  3. The Balance of the Total Hire Charge shall not be refundable to You in the circumstances described in paragraph 6 above in the event that a booking is cancelled as a result of a pre-existing medical condition or injury of a member of Your party (being a medical condition or injury which exists at the time of booking)
  4. Although the owners of Valley View Lodge will do everything possible to avoid doing so, in the event that it is necessary for us to cancel Your booking (including, without limitation, as a result of unforeseeable events which are beyond reasonable control, e.g. extreme, adverse weather conditions), the owners of Valley View Lodge will refund to You the total amount paid by You at the time of cancellation by them (such figure will not exceed the Total Hire Charge).  The Company will have no further liability to You for any other costs or expenses arising as a result of such cancellation
  5. (a) Valley View Lodge may be occupied from 4pmon the day of arrival until 10amon the designated day of departure
  6. An administration charge of £30 per booking will be made for any alterations to the booking, including alterations to accommodation, additional services, extras and dates, and for offers not claimed at the time of booking. No alterations can be made under this paragraph 10 after the commencement of the 42 day period referred to in paragraph 1(b)
  7. Valley View Lodge must be kept in a clean and tidy condition.  You are responsible for the cost of repair or replacement for any breakages or other damage caused during Your occupation of the lodge.  If You fail to leave the lodge in a clean and tidy condition, the owners of Valley View Lodge reserve the right to charge You an additional cleaning charge for any cleaning which is over and above the standard cleaning usually carried out between lettings.  Where You have paid a security deposit, this will be used to cover the cost of any repair, replacement or additional cleaning.  If the cost of repair, replacement or additional cleaning is greater than the security deposit, You will be required to pay the excess to the Company
  8. (a) All users of Valley View Lodge and Kelling Heath Holiday Park are responsible for the safekeeping of any personal possessions or other physical property which they bring onto the Park and are required, at all times when they are on the Park, to exercise due care and attention to protect their own personal safety and wellbeing

(b) The owners of Valley View Lodge accept liability to You for personal injury or death caused by their provable negligence

(c) The owners of Valley View Lodge accept liability for any loss of or damage to any personal possessions or other physical property caused by their provable negligence, and scope of their authority shall be limited to the repair, replacement or reinstatement value of such personal possessions or physical property (whichever is the lowest)

(d)  Subject to (b) and (c) above, if we fail to comply with these Conditions, we are responsible for any loss or damage You suffer that is a foreseeable result of our breaking this contract or our failing to use reasonable care and skill; however, we are not responsible for any loss or damage that is not foreseeable. Loss or damage is foreseeable if either it is obvious that it will happen or if, at the time the contract was made, both we and You knew it might happen, for example, if You discussed it with us prior to making a booking.

(e) In no circumstances shall the owners of Valley View Lodge have any liability to You or any other user of the Park for any damage, loss or injury caused by Your negligent acts or omissions, or those of any other user of the Park.  The guidance provided to all guests of Valley View Lodge must be followed at all times.  (Guests Welcome Folder)

  1. (a) You undertake on behalf of Yourself and all members of Your party to observe the Park rules as displayed at the Park from time to time. (Copy in the Guests Welcome Folder)

(b) Parking: Valley View Lodge has parking for up to two cars to the side of the lodge, at the end of the private drive. Any additional vehicles must be parked on designated parking areas.  No commercial vehicles are permitted on the Park

(c) Occupancy: maximum occupancy of Valley View Lodge is 6 (one king-size master bedroom; one twin room and one double sofa bed in the large, open plan lounge)

  1. Dogs and other pets are not permitted in Valley View Lodge to safeguard guests against allergens
  2. All prices quoted for the rental of Valley View Lodge are inclusive of VAT where applicable at the rate in force at the time of publication. The right is reserved to vary the inclusive cost should the VAT rate alter.
  3. To ensure the quiet enjoyment of the Park at night, parents and guardians are requested TO ENSURE THAT THOSE UNDER THE AGE OF 18 ARE BACK IN THEIR ACCOMMODATION BY MIDNIGHT AT THE LATEST.
  4. The owners of Kelling Heath Holiday Park or its representatives reserve the right to require You, any members of Your party or other users of the Park, to leave the Park’s where such persons breach the terms set out in these Conditions or breach any of the Parks’ rules referred to in paragraph 13(a).
  5. The owners of Kelling Heath Holiday Park reserve the right to refuse admission to the Park. In such circumstances, the owners of Valley View Lodge, in their sole discretion, reserve the right to offer You a refund of all or part of the Total Hire Charge.
  6. All information on the Valley View Lodge website, including details about services and facilities at the Kelling Heath Holiday Park, was accurate at the time of publication. Kelling Heath Holiday Park reserves the right to vary the services and facilities available at the Park from time to time depending on demand, availability of third party suppliers or circumstances beyond the their reasonable control.
  7. You are advised to take out an appropriate travel insurance policy at the time of booking from a reputable insurance provider.
  8. Any customer data supplied by You about You or Your Party will be collected and used in accordance with GDPR Regulations, entirely matching the Privacy Policy of Kelling Heath Holiday Park, which can be found at: https://www.kellingheath.co.uk/privacy.html
  9. This contract is between you and us. No other person shall have any rights to enforce any of its terms
